Please read carefully. When making a reservation you are entering into a legally binding contract with us. For your protection we strongly recommend that all guests obtain travel insurance in case you have to cancel or cut short your holiday.
The booking is made on the understanding that we will make the cottage available to you on the dates stated. Should this not be possible due to events beyond our reasonable control we will endeavour to provide you with alternative accommodation. Should no other accommodation be available at the time we will offer you alternative dates or refund of your accommodation rental, but you will have no other claim or remedy against us.
A deposit of 50% of the total rental is payable on booking, the remainder to be received by us no later than 4 weeks before arrival. Should a booking be made within 4 weeks of the holiday start date, full payment must be made at the time of the initial booking.
In the event of cancellation payments are refundable up to 30 days prior to the holiday after which a fee of 50% will apply for cancellations 15 to 30 days prior, and 100% 0 to 14 days prior. All cancellations must be notified in writing by the client and received by us before the cancellation charges are confirmed.
Once the keys are given out on arrival it is the key holder's responsibility to meet up with the remainder of the party and to return the keys upon departure. A charge of £50.00 will be made where keys are lost or not returned at the required prearranged time and place.
On the day of arrival the cottage will be available for occupancy at 4pm and on the day of departure it must be vacated by 10am unless there has been a prearranged agreement. Please advise us of your estimated time of arrival to arrange for collection of keys, deposit etc. The period of let usually runs from Saturday to Saturday.
Only those persons listed on the booking form may occupy the cottage. If this condition is breached we have the right to terminate the contract immediately, without refund. We reserve the right to terminate, vary or re-allocate the accommodation where all material facts are not disclosed. Any unauthorised extension of stay will be charged at the full daily rate. The cottage may not be sub-let.
Bed linen and towels are provided free of charge.
Clients are asked to leave the cottage and its contents clean and tidy when vacating. If excessive cleaning is required a charge will be made, normally £50.00. Please report any damages or breakages at the end of the let. All damages and breakages will be charged as appropriate.
Up to two large, or three small, well behaved house-trained dogs will be welcome to stay in the cottage at a minimum charge of £10 all-inclusive per night. Dogs are not allowed in bedrooms and must be confined to the kitchen or a cage if they are left alone in the cottage.
The signatory to the booking form accepts liability for the behaviour of all party members and for ensuring that conditions of hire are adhered to.
We will not be responsible for the loss or damage to personal property of guests occupying the cottage. Vehicles, their accessories and contents are left at your own risk. Postage and packaging will be charged for the return of belongings left behind.
If for any reason the cottage is unsatisfactory the proprietor must be notified immediately so that appropriate action can be taken.
No liability can be accepted should adverse weather conditions delay your travel plans.
The contract effected on confirmation of a booking relates to a holiday let only and is therefore not an assured tenancy in terms of the Housing (Scotland) Act 1988. This confers on the holidaymaker the right to occupy the property for the period agreed for holiday purposes only, in terms of Schedule 4 Section 8 of the aforementioned act.
Electricity is provided free.
Central heating is included in the price. The heating system is oil-fired and the schedule is adjusted to cater for seasonal and ambient weather conditions. Clients may adjust the radiators to suit their preference.
The proprietor shall be allowed to enter the premises for all reasonable purposes. The proprietor reserves the right to refuse entry, and to demand the immediate removal of any persons including friends or associates of the hirer not complying with the conditions of hire, or for conducting themselves in a manner detrimental to the property, or to any third party or the property of any third party.
Wi-Fi is provided free of charge at the cottage.
The proprietor reserves the right to alter prices and conditions as necessary.
The hirer must note that by completing a booking form they enter into a legal agreement and are bound to abide by the conditions of hire and any other reasonable instructions given by the proprietor.
